Phase 1

Setup & Masters

Projects

Unit Master

  • One row per sellable unit — shop, office, flat — with areas, pricing, and KVA load

Sales Pipeline

The day-to-day is-this-unit-free screen — where units come off the market and hand off into a booking.

Inventory & Holds

  • Every unit with its live status — Available, Hold, Sold — and one-click Hold / Release / Allot
  • Internal holds for management blocks, customer holds with token payment and a 96-hour expiry cap

Allotment

  • Convert an active hold straight into a booking with project, unit, and customer pre-filled
  • Blocked until token payment is verified and customer KYC is complete

Customer Onboarding

Individual and company buyers, onboarded with complete KYC before a single rupee moves.

Customers

  • Two entity types — Individual and Entity / Organization — each with its own required fields and documents
  • PAN, Aadhaar, GSTIN, and IFSC validated client-side before submit

KYC Status

  • KYC-complete computed the same way everywhere: PAN + Aadhaar + documents for individuals, entity PAN + document for organizations
  • The same check gates the Allot button on a customer hold

Booking

The actual sale — locking a unit to a customer against a payment plan, with pricing, funding, and partners.

Bookings

  • Pricing with GST on base (12%), line-level GST on extra charges, live total incl. GST
  • Channel partners / brokers, funding type with loan details, co-applicants, application uploads

Cancellation & Credit Notes

  • Two-step approval chain — CRM Head, then Payment Approver — before a live sale is cancelled
  • Ends in a numbered credit note (CN-YYMM-NNNN) with a bank refund or on-account credit choice

Payment Plan & Demands

Define how a booking price splits across milestones, then raise the actual pay-by-date asks.

Demands Tracker

  • Every demand and its collection status, computed live on a single FIFO pool of approved payments
  • Pending / Partially Paid / Paid / Overdue — only approved payments count

Collections

Money actually collected — recorded, approved, reconciled, and reconciled again if a cheque bounces.

  • Cash, cheque, UPI, bank transfer, card, online — each with its own validation rules
  • On-account credit redemption from an earlier cancellation credit note

Approve / Reject / Bounce

  • Approval recomputes paid amount as a fresh sum — re-approving can never double-count
  • Bouncing an approved payment reopens the demand it covered automatically

Templates and the Builder-Buyer Agreement — versioned, generated, signed, and submitted.

  • Draft → Finalized → Submitted → Approved lifecycle, versioned from v1 upward
